SCOPE OF SERVICES

The Design-Bid-Build is a popular and traditional method to deliver a project, and the following steps illustrates the scope of services and stages throughout this process.

Initial Consultation

We start with an initial consultation, prior to acquiring services. During this meeting we will meet to discuss specific project needs and determine how we can be of assistance. We can also determine the most suitable and valuable Project Delivery Method if the Design-Bid-Build is an unsuitable option.

PRE-DESIGN

Pre-Design is an architectural service offered to clients to assess opportunities and evaluate potential project constraints such as establishing a realistic schedule, funding, and scope. Once this is defined, we can start to assemble an appropriate project team and create a risk management strategy that identifies potential risks and mitigates or eliminates them altogether. The risk management strategy will be modified and updated constantly throughout the design and construction process to adjust to the evolving parameters of the project.

SCHEMATIC DESIGN

This stage defines the owner goals and requirements with the Architect to develop concepts of basic programming of the site and building. Preliminary Site and Floor Plan development will include spatial relationships as well as simple building massing models; renderings; and elevations to determine general size and forms. This phase also includes zoning and building code investigations to understand design implications and minimize and negate significant future design revisions. Initial cost estimates are also prepared to establish a budget. Once the concepts are approved, the owner will receive presentation layout drawings to commence for the next stage.

DESIGN DEVELOPMENT

Schematic Design results are further developed into the plans while implementing engineering, building systems, and infrastructure into the design. This phase also includes the selection and specification of finishes, fixtures, materials, and products for scheduling and detailing. Structural, Mechanical, and Electrical systems are also coordinated and integrated into the building design. In addition, Quantity Surveys are compiled to yield Construction Cost Estimates.

CONSTRUCTION DOCUMENTS

This phase includes the production and completion of Architectural and technical Engineering drawings and specifications after Owner has approved Design Development. These documents are developed for contractor bidding and direct construction. Co-ordination and checks between multiple disciplines of the team of Consultants are completed for project delivery compliance.

BIDDING & NEGOTIATION

This is known as the tendering process when a contractor submits a competitive bid to undertake the project construction based on the Construction Documentation. Under the guidance and assistance of the Architect, the Owner selects a contractor based on qualifications; experience; competitive pricing and scheduling for consideration to enter into a legal contract to complete the project construction. Higher accuracy and completeness of Construction Documents yield more competitive and cost-effective pricing.

CONSTRUCTION CONTRACT ADMINISTRATION

This phase is in conjunction to building construction. Architects review construction and provide scheduling oversight so the project is constructed and completed within the conformity of contract documentation in a timely manner.

POST CONSTRUCTION

This stage allows the constructed
and occupied building to be procedurally inspected for optimal efficiency and longevity, also known as Commissioning. Any identified deficiencies are to be contractor remediated under period of contract warranty.

This intuitive chart acts as a checklist of services offered by the Architect and their Consultants. It illustrates the basic services as well as sequential phasing of work described within the Standard Form of Client/Architect Royal Architecture Institute of Canada (RAIC Document 6). Additional services are also listed as an Architect is often retained, however these will vary to suit specific project scope.

From permit applications, spatial programming, zoning compliance or interior and exterior finishes to complicated interior fit-ups/renovations, new builds, feasibility studies and building envelope remediation, our team is here to help.

North Node Architecture also offers Infrared Thermographic Imaging to inspect and study the performance of building envelope systems by a trained professional. The purpose of this analysis is to detect areas of the building envelope which can indicate numerous items such as: damaged insulation, HVAC failures, air leaks, water infiltration, etc. Identifying and remediating these building envelope failures can reduce energy loss and save money, resulting in higher performing, efficient buildings.

 

We can provide project management services and detailed structural design services for Industrial and Commercial buildings, structural and foundation design, structural assessments of existing buildings, building code review and special structures such as sign bases, steel stands, retaining walls, water tanks, and water retaining structures. We also specialize in detailed design of Industrial structures, above and below ground for mines in Saskatchewan.
